Buying a Home After Leaving: A Privacy Checklist for Survivors

The standard home-buying process was not designed with survivor safety in mind. Without the right steps, purchasing a home can expose your new address to the very people you're trying to stay safe from. Here's what to do differently.

The standard home-buying process was not designed with survivor safety in mind. Without the right steps, purchasing a home can expose your new address to the very people you're trying to stay safe from. Here's what to do differently.

Before you start: connect with a DV advocate to build a broader safety plan. The National DV Hotline (1-800-799-7233) can connect you with local resources. Use a safe device and separate email for all housing research — do not use shared accounts or devices your abuser has access to.

Form a Wyoming LLC first. Before signing any purchase contract, form a Wyoming LLC. This ensures the offer — and the deed — are in the LLC's name, not yours. Wyoming does not disclose member names in public filings. An attorney should be involved to set up the structure correctly.

During the transaction: tell your agent you have safety concerns and need your personal information kept private. You don't owe more explanation than that. Use a P.O. box for all correspondence — lender documents, title communications, and tax notices. Be aware that mortgage financing through an LLC has its own considerations — we can walk you through your options.

After closing: begin data broker removal to clear existing records about you from people-search sites. Audit every account that has your address and update them to your P.O. box.

Safe Haven Title handles LLC formation, transaction coordination, and data broker removal together. If cost is a concern, ask about our survivor assistance program.

In immediate danger? Call 911. National DV Hotline: 1-800-799-7233 | Text START to 88788 (24/7, free, confidential).
